FINSTREET Market Insights | 3 November 2026
What another rate rise means for commercial property finance, business debt consolidation and residential lending.
The Reserve Bank of Australia has increased the cash rate target by 25 basis points to 4.85% at its 3 November 2026 meeting. The decision follows the September increase to 4.60% and makes a timely funding review more important for borrowers planning their next move.
For mortgage and finance brokers, the practical questions are whether existing debt remains affordable, whether a proposed purchase still works at current funding costs, and whether a different lending structure could better support the client.
FINSTREET’s focus this November is commercial lending, alongside debt consolidation, non-bank residential options and specialist credit support. Reviewing these areas now can help clients approach 2027 with a clearer understanding of their commitments and available funding pathways.
What another rate increase means for borrowers
Higher lending rates can increase repayments and reduce borrowing capacity. The effect varies by lender and loan structure; a cash rate increase does not automatically pass through to every loan in full or immediately.
As an illustration, a 0.25 percentage point increase on a fully drawn $1 million interest-only facility adds approximately $2,500 in annual interest, or $208 a month on average. This assumes the full increase reaches the loan rate, the balance remains unchanged for a year and fees do not change. Principal-and-interest repayments require a different calculation.
For a business owner, that additional cost may reduce the cash available for stock, staff or equipment. For a commercial investor, it can reduce the margin between rental income and financing costs. Brokers should refresh servicing assessments and check upcoming maturities before relying on an earlier funding estimate.
Commercial property finance as investors assess their next opportunity
Commercial property deserves a careful, property-specific review. The RBA’s October 2026 Financial Stability Review reported improving conditions across much of the sector, with continuing weakness in some office markets. Different assets and locations can follow different paths.
For clients already considering a commercial purchase, the useful question is whether the property can support the proposed debt at a realistic purchase price. A financing assessment can help them establish a workable budget before making a commitment.
Review the net rental income after outgoings, tenant quality, lease expiry, vacancy allowance and near-term capital expenditure. Then test how much room remains if borrowing costs rise further or income falls. Owner-occupiers also need to assess the effect of the purchase on working capital.
FINSTREET’s commercial lending options support eligible property purchases and refinancing, including scenarios that require a closer look at income or borrower structure. Our team can help brokers clarify the funding requirements and identify suitable options for assessment.
An appropriate facility should work under realistic present conditions. Any future improvement in values or rates is additional upside, rather than a condition needed to make the loan affordable.
Debt consolidation to support a viable business
A sound business can face cash-flow pressure when several debts have different repayment dates, short terms or high ongoing costs. Another rate rise makes it useful to check whether those commitments still match how the business earns and receives cash.
Debt consolidation combines eligible debts into a new facility. Where suitable, it may simplify repayments or improve cash-flow timing. For a business preparing for 2027, the objective is to establish a manageable debt structure while preserving the ability to operate and invest.
Start with a complete debt schedule: balances, rates, repayments, remaining terms, security and payout costs. Review recent trading, customer receipts and a cash-flow forecast with the client’s accountant where appropriate. Identify which facilities would be repaid and whether they would be closed or reduced.
Compare the overall cost and repayment horizon. A longer term can lower monthly payments while increasing total interest, and securing previously unsecured debts against property puts that property at risk if repayments cannot be met. Moneysmart explains these consolidation trade-offs.
FINSTREET can assess whether an eligible refinance or debt-consolidation pathway is available through its lending options. Acceptable debt types, loan purposes and supporting evidence depend on the selected funder. A sustainable repayment plan should be supported by the business’s financial position, without depending on an assumed economic recovery next year.
Non-bank lending and potential borrowing capacity
Borrowing capacity depends on the lender’s assessment of income, expenses and existing commitments. Different policies may produce different results for the same borrower.
FINSTREET’s non-bank lending range gives brokers alternative pathways to explore for eligible self-employed clients, investors and borrowers with company or trust structures. A closer review of available income evidence may help identify an option that better fits the client’s circumstances.
Some borrowers may qualify for a higher amount under a different policy. That outcome is not automatic, and non-bank lending still requires affordability and credit assessment. Our Credit Team helps brokers clarify the policy fit and documents needed before progressing an application.
Easy Refi and existing mortgage costs
For existing mortgage holders, a rate rise is a prompt to compare the current loan with available alternatives. FINSTREET’s Easy Refi options offer simplified refinancing pathways for eligible clients, subject to the selected product’s current requirements.
Compare any retention offer, switching fees, useful features and repayments over a comparable remaining term. Estimate how long savings would take to recover refinancing costs. Moneysmart’s refinancing guide explains why the loan term matters to the comparison.
Easy Refi still involves eligibility and credit checks. Confirm the required repayment history, income evidence and current policy with the BDM or Credit Team. A separate consolidation or cash-out objective must also be checked; it should not be assumed to qualify under an Easy Refi pathway.
Specialist Advisory for complex commercial funding
Commercial transactions can involve several entities, multiple securities or a settlement deadline that does not align with an existing loan maturity. In these situations, an early structure review helps identify the questions that need answering before a funder can assess the request.
FINSTREET’s Specialist Advisory approach brings practical credit and funding support to the broker’s client conversation. Our team can help review the loan purpose, borrower structure, security position, cash flow, facility term and proposed exit strategy, and explore appropriate commercial or private credit options.
For bridging and short-term finance, check the full cost and what happens if the planned sale or refinance is delayed. The facility term and exit need to be credible. Our role is to provide additional lending expertise while supporting the broker’s ongoing client relationship.
Preparing for 2027 starts with a funding review
The November decision is an input into planning for 2027. The RBA has another scheduled decision on 8 December 2026, and the future direction of rates remains uncertain.
Review debt maturing in the next six to twelve months and identify documentation gaps before the holiday period. Test cash flow with rates staying elevated, then consider how weaker trading, a vacancy or another rate increase would affect repayments. If conditions improve, a business with clear finances and a manageable debt structure may be better placed to consider its next opportunity.
Frequently asked questions
Does a rate rise mean commercial property is at its lowest price?
No. Property values depend on location, tenant demand, lease terms, asset quality and financing conditions. A rate decision cannot establish a market bottom or the suitability of a particular investment.
Can business debt consolidation improve cash flow?
It may, where the new structure is suitable and affordable. The assessment needs to account for total cost, repayment term, security and the business’s ability to service the debt.
Can a non-bank lender approve more than a bank?
Sometimes. Different assessment policies can produce different outcomes for eligible borrowers, but higher borrowing capacity and approval are not guaranteed.
